In the interview Roger Dossett, head of the New Star Property team, takes an in-depth look at the fund's recent purchases, its performance and discusses his current views on the commercial property market.

The New Star Property Unit Trust is one of the largest commercial property funds in the UK. The fund aims to hold 75-90% of its portfolio in high quality commercial properties with many let to blue-chip tenants. The fund is managed by a team of property specialists with 115 years of experience between them.

The characteristics of commercial property set it apart from the other main asset classes of equities and bonds. First, it is a physical asset, comprising bricks and mortar as well as the associated land. Secondly, the income from tenants plays a significant role in commercial property returns. The distinctive nature of commercial property recommends it as a core asset class that can diversify a portfolio when held in conjunction with equities and bonds.
