Berrington Fund Management says its Medical Property Fund expects to benefit from forecasts suggesting 30% of UK GPs will retire in the next five years.
The fund is essentially focused on financing new build or rebuilding of, for example, office spaces into medical centres containing space for GPs, chemists, and ancillary services, in return generating yield thorugh rental agreements ultimately covered by contracts with the NHS. The focus on healthcare infrastructure comes about because of a rapidly changing healthcare workforce, coupled with government policy to shift primary care away from hospitals to medical centres offering multiple services.
