A team approach has helped the Glanmore Property fund achieve 10% pa returns since inception, with annual dividends of 5%

The best way to build a UK commercial property portfolio is through interest-only mortgages, analysing rental yields and, of course, location, location, location, according to Robert Court, executive director of the Glanmore Property fund. Since inception in 1997, the fund has trebled in value to £580m, with 77 properties in the portfolio. Originally only investing in smaller office buildings with a price tag of around £2m, the fund has grown to include properties such as shopping centres valued at £10m-£12m.
