The Scottish Widows Investment Partnership (SWIP) will be offering a new property fund, the UK Balanced Property Trust Limited.
Investors will have the opportunity to get access to direct commercial property exposure. A closed ended Guernsey registered company and listed on the London Stock Exchange and Channel Islands Stock Exchange, the fund will offer a gross dividend yield of 7% per annum payable quarterly.
With a single share structure, the fund will be on offer as from the 11 February and dealing will start on the 20 March 2002. There are also plans to offer the fund as a single share ISA, which will have a minimum investment of £7,000 and an initial yield of 6.5%. The offer period will be between 13 February and 12 March 2002.
The Fund will invest in a geographically diverse portfolio of 60 to 75 UK properties, which from launch will be split 56% retail, 34% offices and 10% industrial sectors. This diversification and a broad regional spread will ensure that the fund has a low risk profile.
