GIVEN the modest performance outlook for UK commercial property, investors can enhance their returns by investing in ‘strategic land', according to Kerrie Shaw, associate director of research and strategy at Cordea Savills.
Strategic land is that allocated for development by local authorities, or unallocated land that has the potential for future development for housing or other uses. Shaw notes that, despite the push for a greater level of house building, the amount of land with planning permission has been falling. It is the need for this situation to be rectified that presents investors in strategic land with the potential for higher returns.
