Investors seeking strong returns from property should look outside the UK and focus on opportunities in Sweden, according to Perspective Financial Management.
The IFA firm has launched EPH Sverige, a Jersey-listed, regulated property investment fund, providing what it calls a "stable" asset-backed investment opportunity designed to deliver steady income.
The fund targets well-located and pre-let residential properties in Sweden. The portfolios will offer net yields ranging from 5% to 8%, comprise between 20 and 200 residential units and may also contain elements of commercial property.
With a maximum life span of 10 years, the anticipated term for EPH Sverige is five to seven years.
Based on an aggregate subscription amount of £25m the fund will seek to deliver a geared net IRR of more than 12% over a five year period and not less than 14% over seven years.
Minimum investment is £10,000 and the fund is also suitable for SIPP and SSAS investment.
